The first step is to Contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If your search is not particularly urgent, we log your details on our tenant database so that we can contact you as suitable properties become available. It is wise to start looking at least a month before you wish to move, as properties are viewed and reserved quickly.
Our tenancies are granted for a minimum term of 6 months.
Viewings
Viewings are booked in advance at times to suit you, this includes evenings and weekends. We will accompany you on these viewings.
Reserving the Property
Once you have found a property through us and have decided to take it, you will need to reserve it by paying a holding fee of £125.00 for the first applicant and £50.00 per additional applicants.
This covers credit and references checks and is non-refundable, unless the application falls through due to no fault of your own.
References
As a minimum we require satisfactory references from your employer (or college), a previous or current landlord and a personal reference. In addition a credit check will be undertaken. We use the services of an independent referencing company to obtain and evaluate these references.
Rents
Rents are quoted as per calendar month, unless otherwise specified and the rent due date is the day that your tenancy commences. The tenant is also responsible for council tax, water, gas, electricity, television licence and telephone costs.
Deposit
A security deposit of a minimum of one month's rental must be paid and will be held by The Deposit Protection Service (The DPS) throughout the tenancy term. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
The deposit will be protected by The Deposit Protection Service (The DPS) in accordance with the terms and conditions of the DPS. The terms and conditions and ADR Rules governing the protection of the deposit including the repayment process can be found at www.depositprotection.com
